Start With the Property

When Several Marine Improvements Affect the Same Property

Marine structures often share the same physical space, which means work on one component can affect another.

A dock may attach to the seawall. A boat lift needs to fit the dock and vessel. Electrical or plumbing may need to be installed before decking is completed. If an existing structure has to be removed, that can also affect access to the next phase of construction.

Bonita Springs adds different property conditions depending on whether the site is along the Imperial River, an interior canal, or another local waterway.

Planning those relationships before construction begins gives the project a clearer scope and sequence.

FROM INITIAL REVIEW TO FINAL INSPECTION

How We Approach Multi-Part Marine Projects

A multi-part marine project needs a clear plan before construction starts. We begin with the property and existing structures, then develop the work around the conditions and improvements involved.
Property Consultation

We review the existing structures, property, water access, site access, staging, project goals and the work that needs to be coordinated.

The project is developed around existing conditions, proposed improvements, materials, access and construction sequencing.
The project scope, materials, specifications, and selections are reviewed before the project moves into permitting and construction.

Bonita Springs maintains a Dock and Shoreline permitting process with requirements that can extend well beyond a basic permit form. The current application requires an aerial map, site plans showing the proposed work relative to riparian property lines, setbacks, FEMA flood zones, elevations, floodway boundaries and Coastal Barrier Resources System areas. Depending on the scope, professionally sealed construction drawings, surveys, benthic surveys, development orders, drainage plans and other documentation may also be required.

For a project involving several marine structures, the permitting requirements should be considered against the complete scope rather than treating each component independently.

Once the required approvals are in place, our crews mobilize to the property. Work may include demolition, piling installation, framing, decking, boat lift installation, plumbing, electrical, and other project specific components.

At completion, required inspections are addressed and the finished project is reviewed before turnover.
WHAT NEEDS TO WORK TOGETHER

Planning Around Bonita Springs Site Conditions

The more structures involved in a marine project, the more important the relationships between them become.

A dock, seawall, boat lift and other improvements may share the same working area. The condition of one structure can determine what needs to happen to another, while access and construction sequencing can affect the entire schedule.

Before construction begins, four areas deserve particular attention.

Seawall Construction with Compact Excavator

Existing Marine Structures

Existing docks, seawalls, lifts and related structures can affect the scope of new work. Their condition and location need to be understood before demolition, repair or replacement begins.

Waterway & Shoreline Conditions

Bonita Springs properties can have different conditions along canals and the Imperial River. Water depth, shoreline configuration and existing improvements can influence the design and construction approach.

Access & Staging

Equipment, materials, demolition and debris all need a practical path to the work area. Property access and available staging should be considered before the construction sequence is established.

Construction Sequence

Some work needs to happen before other work can begin. A seawall may need attention before a dock is rebuilt, while a boat lift may need to be removed before work on the dock can proceed.
QUESTIONS BEFORE STARTING A PROJECT

Bonita Springs Marine Contracting FAQs

When does it make sense to combine several marine projects?
It makes sense when the structures affect one another. A seawall may need work before a dock is replaced, or a new dock may need to be planned with a boat lift and related work.
Yes. Coordinating both structures can help with piling placement, dock attachment, shoreline work, access and construction sequencing.
Yes. Existing docks, seawalls and other marine structures can be evaluated to determine whether repair, partial replacement or rebuilding is appropriate.
Yes. The vessel, lift location, dock configuration, available water and structural requirements can be considered together.
Yes. A storm can affect docks, seawalls, lifts and surrounding property at the same time. Evaluating the structures together can help establish the appropriate scope.

Permit requirements depend on the location, structure and scope. The city maintains a Dock and Shoreline permit process with site-plan and project-specific documentation requirements.
